After facing the City of Long Beach’s Planning Commission earlier this week, DTLB is officially on track to see two new housing developments come to life, including what will become the city’s tallest building.

Shoreline Gateway’s East Tower, right next to the now complete Current tower at Ocean and Alamitos, would have initially brought 221 units with 6,367 sq. ft. of ground floor retail to the Downtown.

However, Shoreline Development Partners asked to have their master plan updated to build 94 more units and 344 sq. ft. of additional retail space. This now puts the Studio One Eleven-designed building—the city’s tallest at 417 feet high, usurping One World Trade Center which currently stands at 397 feet—to 315 residential units and 6,711 sq. ft. of retail space.

Additionally, the previously-approved 393 parking spaces will increase to 458 while pushing the subterranean parking garage from two levels deep to five, going above the Downtown Plan’s minimum parking requirement.

Additionally, the East Tower will have a 10,000 sq. ft. plaza to conjoin it with the Current.

There will be 11 different types of units including two studio unit designs (ranging in 520 sq. ft. to 500 sq. ft. with a 52 sq. ft. balcony); six one-bedroom unit designs (all with balconies and sq. ft. ranging from 720 to 1,132); and three two-bedroom unit designs (all with balconies and ranging in sq. ft. from 1,032 to 1,176).

The other approved development, set to take over the southwest corner of 3rd and Pacific in DTLB, is headed by the Sares-Regis Group, an Irvine real estate firm that has also led development of the Douglas Park development near the Long Beach Airport. Their approved plan calls for 163 residential units to be set aside for future residents.

Part of the new Civic Center, the eight-story building also includes 244 parking spaces, a fitness center, a pool and clubhouse, as well as a living space for residents.
